Local & AEO

The layer search reports miss — local pack, Google Business, and AI-engine citations
This is a tracking scaffold, not yet a measured feed. The values read Pending / Verify until each source is connected — that's deliberate, so the dashboard never shows a number it can't stand behind. You invest in AI discoverability; this is where you'll measure whether it's working.

Fix the generate_lead trigger
15 min · in GTM
Still firing on the wrong action. 47 events from 19 users this period, while form_start collapsed to a single event and ads conversions to zero — a sign the form tags are misconfigured, not that inbound dried up. Rebuild generate_lead to fire only on a genuine form-submit success and re-verify form_start. Until then the lead count here is noise.

Rank for “Michael Abraham” & “Ania De Pourbaix”
~30 min · Claude can do this
Own the name searches. A deeper query pull showed the “3 page-1 posts” idea was a false alarm — those impressions are hundreds of one-off long-tail searches at ~1 impression each, so a title rewrite wouldn’t move them. The real personal-brand gap: the agent and team pages need name-led titles, H1s, and Person schema (sameAs → Compass profile + LinkedIn), plus both names added to llms.txt. Michael’s page ranks thinly; Ania’s name is near-zero — greenfield. This locks the two searches a referral always does.
Ask Claude: "optimize the agent & team pages for our names"

3
Break the Mid-City guide onto page 1
strategic · monitor
The one true striking-distance page — it catches concentrated, repeatable queries at page-2 positions: “mid city north la neighborhood guide” (pos 13), “mid city south la neighborhood guide” (pos 14), “mid-city ca neighborhood guide” (pos 16), each ~35–40 impressions/mo. Google is literally searching the North/South split. Lever: add explicit Mid-City North vs. South H2 sections, refresh 2026 data, and link in from the homepage + 35-Years post to earn the page-1 break.
Ask Claude: "refresh the Mid-City guide"

4
Build pages for the commercial queries you’re missing
~15 min · Claude can do this
The homepage title already leads with “Architect-Led” (done) — the bigger gap is demand with no page behind it. “los angeles real estate buyer’s agent” ranks position 68 (your core money term), and “condos for sale venice” sits at position 22. Build a dedicated architect-agent buyer’s-rep page and a Venice condos page, and add a just-sold page set to catch the recurring address lookups.
Ask Claude: "build the buyer’s-agent + Venice condo pages"

5
Audit the paid-social /start funnel
campaign review
The Jun 1 campaign is driving volume, not engagement. Paid Social sent 654 sessions but only 26 were engaged (~4%), and /start bounces ~95%. That single page dragged site-wide engagement from 39.1% down to 20.3%. Either the audience targeting or the /start page (or both) need work before spend continues — right now the clicks aren’t converting.

6
Verify Google Business Profile + NAP (AEO)
strategic · ongoing
Buyers increasingly start in ChatGPT, Perplexity & Claude, and luxury is the least-contested AI space. The GBP address verification is still open; clearing it and locking name/address/phone consistency across the priority directories is what gets AMRE cited by AI engines. The architect cluster and llms.txt are already the foundation.
Ask Claude: "draft the AEO citation checklist"

Resubmit the sitemap to Google
done Jun 5
Done. Resubmitted Jun 5 — Google fetched all 110 URLs (was 76, last fetched May 27). The live sitemap is now at 112, so Google’s copy is within two of current. The duplicate “35 Years” slug is fading as a result.

Filter bot traffic in GA4
applied Jun 10
Applied. Every traffic figure on this dashboard is now US-only, which removes the ~203 Singapore bot sessions (one user each) at the reporting layer. Data-center cities inside the US (Ashburn, Boardman) are flagged in the Geography section. A permanent GA4 filter is the next refinement.
What's happening: The paid-social campaign still dominates the window — US sessions jumped 330 → 1,081 — but the volume is low-quality: Paid Social drove 654 sessions with only ~4% engaged, pulling site-wide engagement rate down 39.1% → 20.3% and pushing bounce to 79.7%. The /start landing page bounces ~95% (priority #5). Lead tracking is unreliable: generate_lead still fires on the wrong action with form_start collapsed and ads conversions at 0 — the tags are misconfigured (priority #1), so treat the lead count as noise. Organic search softened this window (clicks 91 → 54, impressions 6,719 → 5,526, avg position 13.3 → 15.6). A deeper query pull clarified the lever: the page-1 posts (Luxury Market Now, Mid-Year, 35-Years) earn few clicks only because their impressions are spread across hundreds of one-off long-tail searches — not a title problem. The real organic wins are Mid-City, which catches concentrated North/South neighborhood-guide queries at page-2 positions (priority #3), the missing commercial pages (“buyer’s agent” ranks pos 68, priority #4), and locking the name searches for Michael & Ania (priority #2).

Lead-Gen Events
47
19 unique users triggered generate_lead — but the trigger is misfiring (priority #1), so this is not real inbound.
Form Starts

Just 1 event from 1 user — down from 8 last period. Strong signal the form_start tag broke alongside generate_lead.
Ads Conversions
0
No ads_conversion events fired this period (was 3) — despite 654 paid-social sessions. The conversion tag needs re-checking in GTM.

Note the split: mobile sessions (717) are almost all paid-social and barely engage (6%), while desktop sessions (339) engage at 46.9%. In organic search the reverse holds — mobile ranks better (pos 12.0 vs 17.8) and converts clicks at a higher rate.

Geography

Last 28 days
Now reported US-only. Singapore (203 sessions, exactly one user each) is automated bot traffic and is excluded from every traffic figure on this dashboard. Within the US, the data-center cities below (Ashburn, Boardman, “(not set)”) are still automated, and the Jun 1 paid-social campaign added click-pattern sessions across several metros (Des Moines, San Jose, Moses Lake). Treat city-level numbers as directional, not literal human counts.

Read the page-1 posts carefully: Luxury Market Now (pos 4.4), Mid-Year 2026 (pos 5.9) and the “35 Years” article (pos 6.7, 956 impressions) look like CTR failures, but the query data shows their impressions are hundreds of one-off long-tail searches at ~1 impression each — so a title rewrite won’t move them. The genuine striking-distance win is the Mid-City guide: 662 impressions stuck at position 15.9, catching repeatable North/South neighborhood-guide queries (priority 3). Housekeeping: the old duplicate “35 Years” slug still shows (60 impressions) and should be 301’d to the canonical.
