The 1,800 sq ft primary is really its own floor-plate — we can test turning that kitchenette/lounge into a true study without touching any structural walls.

That 25-foot volume is breathtaking — and vertical drama has trade-offs an architect reads instantly: acoustics, HVAC zoning, and how cleanly that in-unit elevator was integrated (it's your resale insurance for two-story living). I'll verify the curtain-wall and flue conditions; in an '89 building those are the line items that quietly move a number.

It's been listed 178 days with a recent price cut — that's real negotiating room. I'll pressure-test the per-foot against the building's true comps, not the headline.
